SHRAGE MARASOW

Shrage Marasow is the founder and owner of TGBG. As part of the senior leadership team, Shrage plays a critical role in managing the portfolio strategy and is responsible for portfolio operational and financial aspects. He works closely with community managers and staff to ensure best operation practices, service standards, revenue growth, and compliance with company standards. Shrage also supports the acquisition, due diligence, and onboarding coordination of new properties.


With over a decade of experience driving the success of various projects and programs. His expertise lies in strategic planning, project management, transition planning and due diligence, and business development, all with a clear objective to add value to the clients’ assets. Shrage is committed to developing innovative solutions that maximize efficiency and productivity across all TGBG management services.

ARIEL MALAYEV

Ariel Malayev is a Controller with over twelve years of industry experience. In this position, he expertly oversees all accounting operational functions by instituting, monitoring, and enforcing financial policies and procedures, guiding financial decisions along the way.


His measured and meticulous approach has enabled him to serve with distinction in a variety of roles within finance and accounting. Ariel holds a Bachelor’s degree from Queens College, along with professional certifications in accounting, auditing, and financial reporting.

SAM
HERTZ

Upon joining TBGB as Operations Manager, Sam brought over fifteen years of experience in the multifamily management industry with expertise in conventional and renovation communities. In his current role, Sam oversees comprehensive preventative maintenance programs, service contract negotiations, and plays a vital leadership role in driving property management principles and supportive services to property staff and operations managers. Furthermore, he works alongside the General Manager and Leasing Agent to implement marketing and leasing strategies.


Beyond day-to-day operations, Sam is responsible for building, growing, and supervising property transitions and due diligence for communities onboarding to TBGB, as well as disposition management, due diligence, and utility management.
